Two new residential buildings with six homes each are under construction in Sant Cugat’s Eixample district, replacing a former single-family property and auxiliary structures on a 1,800-square-metre plot bordered by Carrer de Bergara, Barcelona, Vallcarca, and Elisenda Ribatallada.

The development, marketed by Imka Finques, will deliver 12 flats, each with at least 139 square metres, four bedrooms, and two bathrooms. The project also includes parking spaces and storage rooms. Construction has been visible to local residents for several months.

Housing Market Context

L'Eixample is one of the most expensive residential areas in Sant Cugat. According to property listings on Idealista, 37 homes are currently for sale in the neighbourhood, with the lowest priced at €710,000 and most exceeding €1 million. New-build flats, such as a 200-square-metre unit on Carrer de Barcelona, are listed for as much as €1.8 million.


Broader Housing Developments

This project forms part of wider housing activity in the municipality. The town council plans to develop Ca n’Ametller into a sustainable eco-district with around 5,500 homes, approximately 60% of which, about 3,200, will be protected affordable housing. The initial urban planning modification is expected to be approved before the end of the year, with the first homes potentially completed by 2030.

Additionally, 66 public housing units are planned for the Turó de Can Mates neighbourhood on Avinguda Puig de Rimila, as confirmed by the Sant Cugat press office.
