The Catalan government has fined property platform Housfy €10,001 for breaching advertising rules on rental listings in areas designated as high-pressure housing markets.
The penalty, issued by the Agència Catalana del Consum, relates to Housfy’s failure to include mandatory information in a rental listing advertisement. Under Catalonia’s urgent rent control measures, platforms must display both the reference price index for rent and the previous rental amount for any property that has been let within the last five years.
According to the sanction file, Housfy omitted these details, undermining transparency for prospective tenants. The law, established under urgent housing measures, applies to 302 municipalities including Barcelona, where rental prices are under significant strain.
The administrative process began with a resolution proposal on 27 February 2026. Housfy acknowledged its administrative responsibility weeks later, paid the fine, and benefited from a reduction for early settlement.
Context of Rising Rents in Barcelona
The sanction comes amid record-high rental prices in Barcelona. According to data from idealista published in July 2026, the city’s average price reached €5,449 per square metre, a 6.8% year-on-year increase.
Some districts face even steeper rises. Nou Barris, traditionally more affordable, saw rents jump 15.9% annually, while Sarrià-Sant Gervasi hit €7,155/m². These figures place Barcelona over €2,500 per square metre above the national average.
Consumers can check the official rental reference index via the Agència de l'Habitatge de Catalunya’s online portal, which provides zone-specific benchmarks based on location and property characteristics.
The law aims to ensure fair pricing and protect tenants in areas where housing demand outstrips supply.
Wider Enforcement Action
Housfy is not the only platform under scrutiny. The Agència Catalana del Consum has opened sanction procedures against other major portals, including Fotocasa, Idealista, and Pisos.com, for similar violations.
Since the law took effect, the agency has received 248 complaints about non-compliant listings. Penalties for minor breaches can reach €10,000 under the Consumer Code, while serious violations may incur fines up to €90,000.
As of August 2026, the Generalitat has opened 13 formal sanction files and 132 preliminary investigations into rent control violations, reflecting intensified oversight across the region’s rental market.
