Property transactions in L'Hospitalet de Llobregat and the Baix Llobregat region have increased by 9.7% over the last year, according to a new report on the Economic Situation from the Fòrum Empresarial del Llobregat. This growth signifies the best performance for the area's real estate market since 2007.
The fourth quarter of 2025 saw 4,085 property sales, a 3.5% rise compared to the 3,948 operations recorded in the same period the previous year. This represents an absolute increase of 137 transactions.
These figures confirm a continuous growth trend in the territory's property market. The region has now seen three consecutive quarters with over 14,300 inter-annual operations, a level not reached since the first quarter of 2007, just before the property bubble burst.
Municipal Performance Varies
Looking at the annual balance by municipality, most towns increased their activity compared to 2024. However, nine localities registered decreases. The most significant drops in absolute terms were in Sant Joan Despí, with 116 fewer operations, Molins de Rei, down by 96, and Pallejà, which saw 85 fewer transactions. In relative terms, Pallejà led with a 39.7% decrease, followed by Sant Joan Despí at 24.5% and Molins de Rei at 23.1%.
Conversely, the largest increases in absolute figures occurred in L'Hospitalet de Llobregat, with 603 more operations, Viladecans, up by 252, Cornellà de Llobregat, with an increase of 202, Esplugues de Llobregat, rising by 170, and Sant Boi de Llobregat, which added 115 transactions. In relative terms, Collbató led the growth with a 62.5% increase, followed by Sant Esteve Sesrovires at 35.7%, Esplugues de Llobregat at 28.4%, Viladecans at 26.7%, Esparreguera at 22.5%, Cornellà de Llobregat at 21.7%, and Cervelló at 21.6%.
Quarterly Growth and Market Pressure
Comparing the third and fourth quarters of 2025 shows a global increase of 901 operations, which is typical for the final part of the year. Esplugues de Llobregat stood out with a 196.6% growth, adding 234 operations. Martorell followed with an 85.4% increase, and Torrelles de Llobregat saw a 76.9% rise.
Only seven municipalities reduced their volume of operations between these two quarters, with moderate decreases. The most notable drops were in Sant Boi de Llobregat, down by 27, Sant Esteve Sesrovires, with 16 fewer, and Esparreguera, which saw 10 fewer transactions. Most municipalities experienced increases, however, with L'Hospitalet up by 198, Martorell by 76, Cornellà and Viladecans both by 72, El Prat de Llobregat by 68, and Gavà by 52.
This sustained growth happens amid strong pressure on the housing market. Over the last five years, 8,299 new homes have been built and sold, a number deemed insufficient to meet the rising demand. Factors such as the reduction in average household size, increased life expectancy, and the arrival of over 45,000 new residents have created a significant imbalance between supply and demand.
Addressing Supply and Demand Imbalance
Given this situation, the report highlights the need to increase the available housing stock, both public and private, to correct structural market imbalances. It also warns that measures focused solely on limiting prices could reduce existing supply and make housing access even harder, particularly for households with fewer resources.
