Terrassa and L'Hospitalet de Llobregat are the most challenging cities in Catalonia to find a rental flat, according to a recent study by property portal Idealista. These two municipalities experience the highest demand for rental properties, making securing accommodation particularly difficult for residents.
The scarcity of available flats in these areas is largely due to their close proximity to Barcelona. As housing costs in the Catalan capital continue to rise, many people are looking to the metropolitan area for more affordable options, increasing pressure on surrounding towns.
Rental Prices Reflect High Demand
Idealista's study shows the average monthly rent in Terrassa is €950. This price point already makes it difficult for some residents to afford a flat without sharing. In L'Hospitalet de Llobregat, the situation is more challenging, with an average monthly rent of €1,220.
Badalona sees the highest average rental price among these areas, nearing €1,400 per month. While Terrassa and Sabadell are close geographically, finding a rental flat in Terrassa is significantly cheaper than in its neighbouring city. Sabadell's average monthly rent stands at €1,219, according to the data.
This trend mirrors a similar situation in Madrid, where localities on the city's outskirts have gained popularity due to the increasing cost of flats in the Spanish capital. The overall housing problem in Catalonia has made finding an affordable place to live an ongoing struggle for years, driven by rising rental contracts, high living costs, and precarious wages.
Future Outlook for Housing
As demand continues to shift from Barcelona to its metropolitan belt, local authorities in Terrassa, L'Hospitalet de Llobregat, and other affected municipalities may need to consider new strategies to address housing availability and affordability. This could involve exploring new housing developments or implementing measures to stabilise rental prices. The ongoing challenge highlights the need for a coordinated approach across the region to ensure residents can find suitable homes.
