Tarragona’s Campclar neighbourhood is one of only five areas in Spain where homes can be bought for under €85,000, according to a new report from property portal Fotocasa. The average price in Campclar is €73,242.
Fotocasa says the neighbourhood, in Tarragona’s Ponent area, is more than 30% below its historical peak. It also recorded an 11% year-on-year fall in prices, pointing to a marked adjustment in the local market.
The report places Campclar alongside Puente Tocinos in Murcia, at €83,404, La Cañada in Cáceres, at €74,780, Torreagüera in Murcia, at €71,127, and La Chanca-Pescadería in Almería, the cheapest on the list at €65,169. Fotocasa says only five neighbourhoods in Spain are below the €85,000 mark.
Fotocasa describes Campclar as suitable for families looking for a first home, citing basic services, parks and improvements in recent years. It also notes that some parts of the area, including Rambla de Ponent, have seen price rises, even though the wider neighbourhood remains relatively affordable.
The same affordability gap appears in Tarragona’s rental market. A study by the Tarragona Urban Property Chamber found that Sant Salvador has the lowest average rent in the city, at €464 a month.
In the Ponent neighbourhoods, which include Torreforta, Campclar and Bonavista, average rent is €551. That is more than €100 below the Centre district, at €681, and Eixample Sud-Joan XXIII, at €744. For more local housing coverage, see our news page.
