New home purchases in Barcelona province increased by 27% in 2025, reaching 10,705 transactions. This growth was highlighted during a conference in Viladecans, according to an analysis by the Association of Property Developers of Catalonia (APCE) and CaixaBank.
The study, presented on Monday at the CUBIC in Viladecans, focused on the South Metropolitan Functional Area of Barcelona. It showed a positive trend in the residential market, both in development activity and sales. Used home sales also rose, with 43,796 operations in 2025, a 16% increase from 2024, confirming this segment's dominant market share.
Construction Activity Shifts
While new home sales increased, the number of new homes started in Barcelona province saw a slight decline. Developers began 10,553 new homes in 2025, a 3% decrease compared to 2024. However, the number of completed homes rose significantly, with 12,537 properties finished across the province, marking a 22% increase from the previous year.
Viladecans emerged as a key driver of development activity within the study area. The town started 709 new homes and completed 900 in 2025. This represents a substantial 211.4% increase in finished homes compared to the year before. Esplugues de Llobregat and El Prat de Llobregat also showed strong activity, with 507 and 335 homes started respectively.
At a comarca level, Baix Llobregat recorded 2,850 new homes started in 2025, a 12% rise from 2024. Completed homes in Baix Llobregat reached 2,951, an increase of 56%. In contrast, activity in Barcelonès remained more stable, with 1,651 homes started (up 1%) and 2,645 homes completed (down 20%).
Sales Figures Across Regions
The conference reviewed the evolution of the development and construction sector across various municipalities in the southern metropolitan area. Institutional representatives and financial sector figures, including Viladecans Mayor Olga Morales and APCE President Xavier Vilajoana, attended the event.
Looking at the sales market, Baix Llobregat registered 1,620 new home transactions and 6,071 used home transactions in 2025. In Barcelonès, there were 2,992 new build sales and 15,665 second-hand sales. Viladecans alone saw 379 new homes sold and 548 used homes, while Sant Feliu de Llobregat recorded 119 and 334 operations respectively. These figures collectively show a positive trend in the southern metropolitan Barcelona property market, with notable growth in new build activity and a continued strong presence for the second-hand market.
