The Association of Property Developers of Catalonia (Apce) and CaixaBank recently examined the property sector in the Barcelona South Metropolitan Area. They looked at opportunities for developers and construction companies, according to a statement released on Monday.

The 'Residential Property Outlook: Barcelona South Metropolitan Functional Area' session was held in Viladecans, Barcelona, on Monday. In 2025, Viladecans saw 709 new homes started and 900 completed, a 211.4% increase from 2024.

The session reviewed the property development and construction sector in Viladecans, the Baix Llobregat and Barcelonès comarcas, and various municipalities across Barcelona province. Representatives from local development and construction firms attended, alongside Viladecans mayor Olga Morales, Apce president Xavier Vilajoana, Apce general director Marc Torrent, and Luís Lázaro, director of CaixaBank's Real Estate Business Centre for the Barcelona Territorial Directorate.

Regional Housing Trends

Sant Feliu de Llobregat, also in Barcelona province, recorded just two new homes started in 2025. This marked a 92% decrease compared to 2024. However, 23 homes were completed in 2025, an increase of 109.1% from the previous year.

Across the entire Baix Llobregat comarca, 2,850 homes were started, a 12% rise, and 2,951 homes were completed, up 56%. In the Barcelonès comarca, 1,651 homes were started in 2025, a 1% increase, while 2,645 homes were completed, a 20% decrease.

Property Sales Data

Regarding home sales in 2025, the Baix Llobregat comarca recorded 1,620 transactions for new homes and 6,071 for used homes. The Barcelonès comarca saw 2,992 new home purchases and 15,665 used home transactions.

In Barcelona province overall, 10,553 homes were started in 2025, a 3% decrease from 2024. However, 12,573 homes were completed during 2025, marking a 22% increase. Sales data for Barcelona province in 2025 shows 10,705 new home purchases, up 27% from the previous year. Used home sales reached 43,796 transactions, a 16% increase compared to 2024.
