In Catalonia, luxury homes in Val d'Aran reached up to €11,000 per square metre in 2025, according to a report by Engel & Völkers. The average price in the region was €7,000 per square metre, driven by land scarcity and tourism pressure.
Baqueira recorded the highest average prices in 2025 at €7,000 per square metre, up 7% from 2024, with some properties nearing €10,000 per square metre. In Naut Aran, excluding Baqueira, prices rose 11% to an average of €4,900 per square metre because of limited supply and proximity to the ski resort. Vielha also saw a 10% rise, to €3,900 per square metre.
The report says sustained demand for premium ski-linked homes led to sales where the square metre price reached €11,000. It also says 85% of buyers are Spanish, while French and British buyers account for 15% of the market. Mountain homes are increasingly treated as a safe asset, often bought as second or third homes.

In Lleida, the market is mainly driven by residential demand, although some neighbourhoods also saw price rises. Cappont increased by 12%, Joc de la Bola by 9% and Ciutat Jardí by 8%. The study says 95% of buyers in Lleida use a mortgage, while 40% of transactions in Val d'Aran are completed with the buyer’s own funds.
The report also points to growing interest in new high-end developments, with buyers prioritising design, energy efficiency, services and locations such as Val d'Aran.
