Eight towns in Girona province, including Figueres and Girona city, have recorded a sharp fall in rental contracts, according to a new analysis from the College of Real Estate Agents of Girona.
The municipalities are Banyoles, Caldes de Malavella, Figueres, Girona, Olot, Salt, Calonge i Sant Antoni, and Tossa de Mar. They are officially classed as stressed housing markets.
The study looked at demographic changes, construction rates, rental agreements and property sales. It found that these towns are seeing higher rental prices and too little new housing construction to meet demand.
The college said the combination of population growth and limited supply is making the market harder for renters and buyers. It also said rental contracts across these towns have fallen by 43%, even though Figueres has the lowest average rent among the stressed municipalities.
The findings are likely to feed into local housing discussions across Catalonia, as councils and housing bodies consider how to increase supply and ease pressure on the rental market. For more local coverage, see our news page.
