The assessed value of free-market homes in the province of Lleida was €1,276.50 per square metre in the second quarter of 2026, 6.8% higher than a year earlier, according to updated Spanish government figures reported by Nació Digital.
For prospective buyers and owners in Lleida, the figures place the province’s valuation benchmark well below those recorded elsewhere in Catalonia. Lleida nevertheless remained the least expensive of the four Catalan provinces on this measure.
Lleida remains below the Catalan average
Across Catalonia, free-market homes had an assessed value of €2,752.90 per square metre in the second quarter, up 10.1% on the same period in 2025. Barcelona recorded the highest figure, at €3,204.20 per square metre.
- Lleida: €1,276.50 per square metre, up 6.8% year on year.
- Tarragona: €1,817.90 per square metre, up 13% year on year.
- Girona: €2,162.80 per square metre, up 9.9% year on year.
- Barcelona: €3,204.20 per square metre, up 9.7% year on year.
Lleida’s figure was less than half Barcelona’s. Its annual increase was also lower than the rises registered in Tarragona, Girona and Barcelona.
Small quarterly fall in Lleida
Between the first and second quarters of 2026, Lleida’s assessed value for free-market homes fell by 0.4%. Tarragona rose by 2.2% and Girona by 0.5%, while Barcelona fell by 0.1%.
Protected homes, meaning housing subject to public price and eligibility rules, also had the lowest assessed value in Lleida: €1,241.30 per square metre. That was a 1.7% annual rise, compared with increases of 6.3% in Barcelona, 3.5% in Girona and 3% in Tarragona.
For Catalonia as a whole, the government statistics show four consecutive quarters in which free-market home values rose by more than 10% year on year, a pattern not recorded since 2006.
